Consumer behaviour entails all psychological processes that influence the decision of a potential customer to buy or not to buy a certain product in the market. The consumer purchase and consumption behaviours affect the decision of a tenant seeking a house or an apartment to rent. The most common important factors that a tenant must consider while making decision to rent an apartment include the location and the distance of the apartment from the major city or town around, the rent payable, the length of lease, the building size and the amenities within the building and surround location. These factors can be classified into personal factors and demographic factors. The purpose of the paper was to determine the personal and demographic factors that affect tenants’ choice of rental properties and give a recommendation on what can be done to improve the demand and tenant satisfaction. The major personal factors that have been found to play key role in the study were eroticism, femininity, social acceptance and mastery of the environment. The major demographic factors identified from the survey findings include distance from city centre, income that will determine ability to pay rent, family and occupation. It is recommended that apartment designers and managers should always conduct a survey to find out changes in the rental property marketing and use the data to come up with best apartment and amenities that will meet the needs and wants of the tenants hence remaining on top of the market.
