In groups of 4 you are required to act as a firm of surveyors to arrange the letting of a commercial property in or around the Newcastle area. This will initially involve inspecting, measuring and assessing the rental value for the property. All members of the group must attend the inspection of the building and the negotiation with the Surveyor helping you otherwise a reduced mark will be awarded. The initial submission is to be a Marketing Report to your client containing all relevant information covered in the lectures, advising on the best way to market the property to find a tenant, together with your Marketing Plan including proposals for advertising and boards etc. It must include draft Marketing Particulars for approval. You must also include a separate letter detailing your standard agency terms and the relevant statutory detail including the basis of your instruction. This report is to be clearly laid out, concise and professional in format. The language is to be business focused with good English grammar and spelling. You will then negotiate with two potential tenants created by the Module Tutor and give advice to your client with recommendations as to which offer should be accepted. The first negotiation will be with the lecturer to act as a practise and the second negotiation, with the outside surveyor, will be assessed by them and we will not be there. All members of the group are required to attend and take part in these negotiations. You must then write to your client to report these offers and recommend which one to accept.
