Part One Dunelm Developments Limited are facing additional problems with the Coursework Development Site. Please prepare a short report for DDL addressing the following issues: Issue One DDL has just learnt that there is a long running boundary dispute with a neighbouring land owner. This was not disclosed by Arcadia Investments Limited when they sold the site to DDL. The client has checked their paperwork and in reply to Commercial Property Standard Enquiries 1 (version 3.6) Question 1 (Boundaries) Arcadia answered ‘please rely on your own enquiries’ and to Question 20 (Disputes) ‘not applicable’. DDL is wondering what rights and remedies they have against Arcadia. Issue Two DDL are hopeful of securing planning permission this year but the lease of one of the warehouses to Lucas & Sons Limited is not due to expire until January 2021. DDL is keen to secure vacant possession of the site as soon as possible. Lucas & Sons Limited has been late in paying the rent on the last two rent payment dates. DDL has asked you to review the lease in order to assess TDL’s position and identify possible options. Part Two You need to write a reflective commentary which includes the following: Description (short element) Describe the most significant feedback events or issues. Interpretation What is the most important/interesting/useful/relevant aspect of the feedback? Analyse the feedback by thinking about it in depth and from different perspectives, and try to explain what it means to you. Outcome Think carefully about what the feedback means for you and your ongoing progress as a learner It is really important that the reflective component is an exploration and explanation of learning experiences and not just a description of them.
