Urban “skyrise” and urban sprawl are two opposing problems in the study of urban economics. The former describes the phenomenon where the human population condenses around central urban area resulting in an excessive volume of high-rise buildings. This is an undesirable outcome as it comes with overcrowding and traffic congestion. On the other end of the spectrum, we have the issue of urban sprawl. It describes the event where the population disperses away from the centre into previously rural areas. Not only does it result in greater dependence on automobiles but it is likely to reduce open-space amenities. Popular policy mixes regulators use to ameliorate these two problems include those than impact: land use, the efficiency of transport infrastructure, and cost-of-development. Although these policies have clear objectives in mind, often actual outcomes include unintended ones as well. Reoccurring implications include issues of housing affordability, flow on effects to other regions/satellite towns and bottleneck problems.
